- 1. Preventive Maintenance Plan & AssetManagement (预防性维护计划与资产管理)
- Formulate the annual 52-week PreventiveMaintenance Plan (PPM) based on the type and quantity of on-site assets, andcustomize exclusive maintenance plans for special assets in accordance withclient requirements.
- 根据现场资产类型、数量编制年度 52 周预防性维保( PPM )计划,按客户需求定制特殊资产专属维保方案。
- Communicate fully with clients to confirm plandetails, adjust schedules timely based on feedback, and ensure smooth andeffective plan execution.
- 与客户充分沟通确认维保计划细节,根据反馈及时调整排程,保障计划高效落地执行。
- Dynamically manage the overall maintenanceworkflow, implement planned preventive maintenance strictly in accordance withthe approved 52-week PPM schedule, and ensure all assets receive accurate andtimely scheduled maintenance.
- 动态统筹维保全流程,严格依照审批通过的 52 周 PPM 计划落实各项点检维护工作,确保所有资产按时、按标准完成维保。
- Dynamically manage asset records; timely updateasset lists and PPM plans whenever equipment modifications or adjustments occuron site.
- 动态管理资产台账信息,现场设备发生变更 / 调整时,及时同步更新资产清单与维保计划。

- 2. HVAC Professional Technology & Operation& Maintenance ( HVAC 专业技术与运维执行)
- Be familiar with the overall layout andpipeline distribution of on-site HVAC systems and structural composition andstandard operating logic of all HVAC systems.
- 熟悉厂区现场 HVAC 系统整体布局、管路分布, HVAC 系统构造原理及标准运行控制逻辑。
- Be proficient in maintenance andtroubleshooting of air conditioning terminal equipment, including FCU, PAU,AHU, VRV, VAV and split air conditioners.
- 熟练掌握 FCU 、 PAU 、 AHU 、 VRV 、 VAV 及分体空调等各类空调末端设备的维保与故障检修技能。
- Accurately diagnose and resolve various HVACabnormalities on site, including pressure deviation, temperature fluctuation,humidity imbalance, peculiar odor and condensate water problems.
- 精准排查并处理现场 HVAC 系统各类异常:压力偏差、温度波动、湿度失衡、异味、冷凝水问题等。
- Complete assigned routine repairs, emergencyresponse and preventive maintenance tasks, and fill in maintenance records anddocuments completely as required.
- 执行日常维修、应急抢修及预防性维保全流程作业,按要求完整填写维保台账与技术记录。
- Standardize the management of reactivemaintenance work to ensure all tasks are executed timely and orderly.
- 规范化管理被动报修工作,保障各项维修任务及时推进、有序落地。

- 3. Team Management & Manpower Scheduling (团队管理与人力调度)
- Lead and supervise technical team members,provide on-site technical guidance and support, and coach subordinates todeliver high-standard service performance.
- 领导并管理技术团队,为下属提供现场技术指导与支持,辅导团队达成高标准服务输出。
- Conduct regular professional skill training fortechnicians to continuously improve the team's technical capabilities.
- 定期组织技术员开展专业技能培训,持续提升团队技术能力。
- Arrange daily shift schedules for techniciansand make flexible adjustments to support maintenance work during off-hours,including nights, weekends and public holidays.

- Respond rapidly to on-site emergencies andarrange additional manpower support when necessary.

- 4. Safety Compliance & Process Control (安全合规与流程管控)
- Ensure all on-site operations are fullyplanned, properly managed and carried out in strict compliance with safetyregulations.

- Manage the Permit to Work process, and ensure all activities comply withApple's security requirements and EHS policies.

- 5. Fault Handling, Emergency Response & SLACompliance (故障处理、应急响应与 SLA 保障)
- Strictly follow the agreed SLA servicestandards, ensure timely response and proper closed-loop handling of suddenfailures, equipment shutdowns, temporary work orders and all emergencies.
- 严格遵循既定 SLA 服务标准,确保突发故障、设备停机、临时工单及各类紧急事件得到及时响应与妥善闭环处理。
- Follow up unresolved issues during maintenanceuntil full closure; reasonably coordinate with the laboratory to apply foraccess permissions if repeated entry is required for troubleshooting.
- 全程跟进维保过程中的遗留问题直至彻底闭环;如需多次进入实验室排查,主动沟通协调并办理相关准入权限。

- 6. Facility Renovation & Project Management (设施改造与项目管理)
- Be familiar with the full workflow ofmaintenance and renovation projects in the Facility Management (FM) industry.
- 熟悉设施管理( FM )行业维保及改造项目全业务流程。
- Independently manage the entire process ofsimple supplier maintenance and renovation projects, including demandconfirmation, proposal review, site survey, schedule coordination, constructionsupervision, final acceptance, as-built drawing verification and completionreport compilation.
- 独立负责简易供应商维保 / 改造项目全流程管控:需求对接、方案审核、现场勘查、工期协调、施工监管、竣工验收、竣工图核对及完工报告编制。

- 7. Documentation, Data Management &Reporting (文档记录、数据管理与汇报)
- Maintain accurate and complete maintenancerecords, track fault troubleshooting throughout the process and completeclosed-loop traceability management.
- 维护准确完整的维保记录,全程跟进故障处理并完成闭环追溯管理。
- Maintain accurate records of work content,labor hours and material consumption, and submit relevant management datareports in time
- 精准登记作业内容、工时消耗及物料使用明细 , 及时 提交运维管理数据报表。
- Perform other relevant duties assigned bysuperiors. 完成上级领导交办的其他相关工作事宜。

- Communicate maintenance schedules and planning arrangements proactively with clients, ensure full understanding from the client side; timely inform clients of any plan adjustments and follow up on subsequent arrangements synchronously.

Possess intermediate proficiency in Microsoft Office Suite.

Have the ability to prioritize and handle multiple concurrent tasks and make sound judgments and decisions.

Qualificationsand Education:
QUALIFICATIONS
- To perform this job successfully, an individual must be able to perform each essential duty satisfactorily.
- Having an intermediate HVAC certificate is preferred.
EDUCATION and EXPERIENCE
Junior college degree or above
s relevant experience in maintenance or repair in critical facility.

Or equivalent combination of education and experience. Knowledge and understanding of all applicable practices and techniques, laws, project controls and environmental regulations to include safety regulations.
