ESSENTIAL DUTIES AND RESPONSIBILITIES
- Establish, update, and maintain the asset registerfor all electrical, air conditioning, and engineering equipment, ensuringaccuracy and completeness.
- Manage assets tool,technical files, manuals,drawings, and maintenance records for all equipment.
- Lead and manage site CMMS tool/database onjob-scheduling and task-assignment, guide and assist to ensure technician teamto execute and deliver service in optimum scheduling
- Communicate with CMMS team to master its functionand application.
- Support operation team and general service team toimprove performance.
- Record and track the PM plan and trouble-shootingrequest.
- Create the weekly/monthly/quarterly report ofmaintenance, repair work order .
- Establish, update, maintain and regularreview maintenance procedure.
- The reporting are to be set up as per CMMS functionand the agreed list with client .

Complies with all applicable codes, regulations, governmental agency and Company directives related to building operations and work safety.
Inspects building MEP and plumbing systems to ensure operation of equipment is within design capabilities and achieves environmental conditions prescribed by client.
T rack maintenance and repair records as required.
Study, analyze and review engineering condition’s improvement opportunity or modification recommendations to achieve ongoing lifecycle effectiveness, smooth operations and economic efficient.
Reviews historical maintenance records to develop proactive inspection, testing and preventive maintenance schedule.
Support electrical distribution equipment, plumbing systems, building interior/exterior repair, and related works
Regular review and supervisions of ad-hoc work order to make sure work order management process healthy.
Bachelor's degree or above in Electrical Engineering, HVAC, Mechatronics, Engineering Management, or a related field. 2-3 years of experience in engineering equipment maintenance or asset management. Experience in manufacturing, facilities (FM), or data center industry is preferred. Outstanding fresh graduates are also encouraged to apply. Familiarity with electrical systems (e.g., switchboards, UPS) or HVAC systems (e.g., chillers, air conditioning) is a strong advantage. Fl uent in English, with CET-6 certificate or equivalent level and above. Proficient in Microsoft Office (especially Excel); excellent communication, coordination, and documentation skills. Preferred Skills: e xperience with Computerized Maintenance Management Systems (CMMS) or Enterprise Asset Management (EAM) systems is a plus.
