交易顾问 (商业地产交易管理)
岗位职责:
交易顾问将主导商业地产交易全流程,提供基础的战略决策支持,并独立完成简单交易项目。该职位需要具备基本专业的谈判能力、细心,优秀的分析解决问题能力和多项目管理能力。
对接客户商业地产团队及内部利益相关方。协调处理国内外商业地产交易事务(续租/换租/新租/收购/处置)及相关需求。
审核租赁合同及证照,熟悉谈判条款内容,参与谈判流程并提供专业支持
编制各类分析报告(周报/月报/季报/城市战略报告等),进行财务数据分析(现金流/净现值/损益表)
管理关键租赁时间节点及系统信息维护,风险提示。准备关键重要的租赁事项跟踪表并与仲量联行客户经理一起按时启动项目,制定排期时间表。
收集和评估区域及全球层面的房地产市场信息和数据,并根据投资组合数据进行衡量(标杆分析),准备市场报告。
梳理客户租赁或持有物业资产包数据,从定性及定量角度分析客户所租赁或持有的楼宇情况,寻找成本节约机会。
参加与客户商业地产团队、当地经纪人和其他利益相关者的定期电话会议,编写会议纪要并跟进待办事项。
完成业务文档中英文翻译。
交易经理或直属经理交付的其他临时性任务
岗位要求:
5-8年的工作经验或者2-4年商业地产工作经验,租户代表或租赁管理相关经验者优先。
流利的普通话及英语听说读写能力,能良好的与不同部门及地区同事、客户、利益相关者沟通。能够在没有明确的操作流程或指示下,灵活地适应不断变化的优先任务。
细致、抗压,良好的时间管理能力,适应快节奏多任务环境,深刻的客户服务意识。
愿意持续学习新事物,接受新挑战,承担新责任。
良好的办公软件技能,outlook, Excel (数据透视表、公式、数据整合与分析)和基本的PowerPoint编写技能。
良好的组织能力,创造性思维,注重细节和分析能力。
良好的团队合作精神及分享意识。
