You ensure the proper execution of maintenance projects and take responsibility for the set of technical assets/equipment by…
1. Manage the local real estate lifecycle maintenance and customer-specific maintenance within your responsible locations for project value 3’ Euros to ensure operational efficiency and compliance.
2. Develop long-term maintenance plans and create applications for maintenance investments to enhance asset value and performance.
3. Develop and implement technical concepts/projects aimed at reducing costs (e.g., maintenance and OPEX), and advise operational project management and customers on building technology aspects.
4. Oversee local EHS aspects, minimizing risks to ensure legally compliant operations, promoting a zero-harm culture, and considering the impacts of technical assets/equipment on sustainability and EHS.
5. Ensure adherence to local building standards and regulations, maintaining proper documentation of owned buildings in the asset register.
6. Understand the cost structure of technical assets/equipment, monitoring project budgets, and managing cost drivers in detail.
7. Acting as the local interface to Facility Management Providers for hard services, ensuring service delivery meets operational standards and customer needs.
8. Develop & steer project definition & preparation including technical requirements & cost evaluation. Conduct project planning, execution & project controlling. Ensure handover of the projects to the customers. Ensure finalization of projects within timeline, budget & quality targets. Report project activities in a timely manner.
9. Ensure alignment with Project Management principles according to PM@SRE (MT) Guidelines.
10. Manage external vendors: including contractors, PM companies, Jian Li, and other relevant suppliers to ensure that the actual project progress, cost, EHS, and quality is in line with project targets.
Your success is grounded in:
- Having successfully completed a bachelor’s degree in engineering (mechanical / electrical) or a comparable background. PMP and/or National Registered Constructor is a plus.
- Min. 10 years’ hands-on experience in FM planning, budgeting, execution and project management.
- Basic general management knowledge and skills, including corporate finance.
- In-depth understanding over corporate real estate and property management businesses.
- Willing to learn and explore the potential coming along with new technology such as AI etc.
- Good sense of teamwork in the context of a multi-cultural and complex corporate working environment.
- Knowledge and experience in managing projects under PM@SRE is a plus
- Curiosity in Real Estate business and Pricing concepts
- Skilled in tools such as Microsoft Project, Auto CAD, PowerPoint, Excel and etc
- Having good English communication skills;
